Groundskeeper

SUMMARY

The Groundskeeper ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal while providing support to the service team members.

The position is a full-time (40 hours/week), permanent, non-exempt position.

REPORTING RELATIONSHIP

The position reports directly to the Maintenance Supervisor.

ESSENTIAL FUNCTIONS

  • Inspects the community throughout the day to remove litter, debris, and pet droppings and ensures all common areas and amenities are neat and free of litter at all times.
  • Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
  • Completes assigned minor and routine service requests as requested by Maintenance Supervisor and/or Property Manager and assists the maintenance team in the turn process.
  • Distributes notices and communications to residents, as necessary.
  • Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
  • Attends and participates in training and safety programs as required by WWC.
  • Delivers superior customer service and represents the company in a professional manner at all times.
  • Dresses per WWC appearance standards.
  • Maintains and safeguards all company tools and equipment.
  • Must be willing to work evenings or weekends (on call) in the case of an emergency.
  • Light landscaping, as needed.
  • Perform any other related duties as required or assigned.

EDUCATION AND EXPERIENCE

  • High School Diploma or equivalent
  • Previous grounds or custodial maintenance experience preferred
  • Reliable transportation

PERSONAL COMPETENCIES

  • Regular use of complex machines and equipment (desktop/laptop computer and software, road and production machines and equipment, etc.)
  • Ensure a safe and hazard free living and working environment
  • Excellent communication skills
  • Attention to detail
  • Professional appearance and demeanor
