Position Summary
The core focus of the residential land development director position is to ensure adequate supply and the transaction of residential inventory, both in land and homes, in order to meet strategic and funds from operations objectives of Hubbell Homes and Hubbell Realty Company.
Essential Duties and Responsibilities
- Responsible for working with the real estate community, landowners, and public officials to obtain land resources to meet the residential development requirements of the company.
- Acts as a key liaison between public agencies and Hubbell Realty Company in order to simplify entitlement processes and meet financial objectives.
- Responsible for streamlined communication between company divisions and is accountable for ensuring projects remain on schedule and in budget. This includes contractor coordination, budget and financial control, erosion control, site maintenance, and property management. The position requires direct coordination with Hubbell Community Management.
- Supports all business activities inside and outside the office as they relate to development. This includes daily operations, including but not limited to, home care, site maintenance and site cleanup, sales presence, proper site supervision, timely construction, and financial progress monitoring.
- Leads inventory management efforts to ensure the lot inventory and lot vue systems are up to date with projects.
- Attends public meetings with architects, civil engineers, and site contractors as a key company spokesperson and for residential related projects.
- Establishes strong networks with elected officials and municipal and county staff to streamline approval processes.
- Supports the residential development process in its entirety and is accountable for the final financial pro formas and project budgets as assigned. Works closely with the financial analyst for residential development operations.

Requirements
- Bachelor’s degree in engineering and/or planning, construction management, real estate development, or related field. Master of Business Administration Degree preferred.
- Ten years’ minimum experience in residential development
- Storm water, erosion and sediment control, and construction inspection with knowledge of erosion and sediment control regulatory requirements required
- Entitlement experience required.
- Knowledge of homebuilding required
- Extensive construction and site development experience required
- Proficient in MS Office including Word, Excel, PowerPoint required; CAD and GIS mapping software experience
- Advanced knowledge of the principles and practices of residential development operations, including home construction, sediment control, earth moving, utility and road work construction, blueprint reading, hydrology, and construction finance
- Experience in environmental compliance and risk management
- Valid driver’s license and clean driving record required
- Must be able to operate a company-provided service vehicle and all-terrain, four-wheel vehicle.
- Must be able to work in flexible work conditions, including early morning, evening and weekend meetings
- Must remain alert at all times to perform essential functions of the position
- Physical Requirements: Extensive mobility and excellent physical condition. Ability to lift 30 lbs. occasionally to include but not limited to moving sediment and erosion control items from ground to truck bed height, lift and carry ice-melt from ground to truck bed height on occasion, and shovel snow frequently during the winter. When lifts exceed 30 lbs., other personnel must be contacted to aid and/or use of lifting equipment such as a hand truck, dolly, hoist or lifting straps will be required. Ability to walk moderately long distances over steep and uneven terrain, stand in one position for long periods of time, kneel, bend, crouch, climb stairs and ladders, crawl, etc. to reach items in need of repair. Must be comfortable on ladders and lifts to 12 feet occasionally. Tolerance to all extremes of hot and cold weather (below 0 and above 100 degrees) occasionally for extended periods of time. Ability to operate all necessary hand tools to make repairs.
