Job Summary:
The Porter performs routine upkeep of the property in order to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
This position does require for the employee to live on site of the main property they would be assigned to. There will be a rent discount for living onsite.
Job Duties and Responsibilities:
  • Physically walks the property on a frequent basis and removes litter, debris, cigarette butts, and pet droppings from the grounds.
  • Performs routine maintenance on property as requested by the manager and senior maintenance technician.
  • Maintains the pool area clean, including minor cleaning of the pool. (where applicable)
  • Checks and replaces exterior lighting on a regular basis.
  • Removes all abandoned furniture, trash, boxes.
  • Transfers to dumpster or storage area, whichever is applicable.
  • Transfers trash and other items left outside of the dumpster into the dumpster.
  • Keeps dumpster/compactor doors closed on windy days.
  • Details property on a regular basis.
  • Uses a powered (gas/electric) blower to keep sidewalks and walking areas clean of loose grass, rocks and brush.
  • Remove abandoned items and trash from units.
  • Performs interior and exterior painting duties when requested, including daily graffiti
    removal.
  • Completes minor and routine service requests when requested by the manager and/or Maintenance Supervisor.
  • Occasionally assist in distributing resident communications to residents.
  • Performs work area clean-up and safety-related duties.
  • Maintains awareness of proper safety precautions at all times.
  • Constantly observes the condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
  • Ensures that storage areas always remain locked when not in use.
  • Clean rooms, hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, parking lots, and other work areas
  • Use brooms, mops, and floor equipment to sweep, mop, strip, and wax floors; Use vacuum cleaners to clean rugs, carpets, upholstered furniture, and blinds
  • Helps with other assigned tasks to maintain the property.
