Construction Project Accountant – Accounting Division

Position Description

JS Sullivan Development is looking for a well-experienced Construction Project Accountant to join our dynamic in-house accounting team. This accounting professional will oversee multiple construction projects and team members. The role is a combination of hands-on construction accounting and supervision. Job Duties

• Primarily responsible for all accounting over construction projects including management of the construction loan draw budgets, assigning bills to specific categories and assembling the draw loan packages
• Ensure applicable lien releases from vendors/sub-contractors are included in construction packages
• Review of all construction project forms for accuracy and proper accounting
• Evaluate contract documents and support documentation for agreement with contract requirements, assign appropriate project coding, and obtain approvals from appropriate Project Managers
• Primary responsibility for tracking contracts and construction and development progress, including budget to actuals and financial metrics
• Prepare journal entries for corrections, reclassifications, and accruals
• Work with management & project managers to obtain approved budgets, track actual spending on each construction project against the budgets, investigate and report on variances, forecasting, budget & change order management of construction costs and ensuring precision for each project, etc.
• Perform month-end account closing reconciliations including work in process (WIP) reconciliations
• Oversee 1-2 construction cost staff team member
• Assist with hiring and developing a team and adding additional team members
• Consult with Project Managers/Administrators in analysis and auditing of vendor/subcontractor invoices and unconditional/conditional lien releases
• Cost coding: mange monthly project bills, ensuring cost coding process is timely and accurate for monthly payment application process
• Complete other projects or special assignments when requested
• Some Pre-construction job costing involved

Required Qualifications

• Prior construction, development and/or real estate accounting experience
• Bachelor’s degree in Accounting, Finance or related field
• Prior experience in an accounting role
• Knowledge of GAAP, accrual basis accounting and financial reporting
• Driven personality and desire to escalate with the company

Preferred Qualifications (Not Required)

• Experience with Yardi or equivalent software platforms
• Prior supervisory experience
• Draw/Budget Management
